A land surveyor does much more than just measure parcels and make an inventory. An overview of his tasks.

Measure the plot

The measurement of a parcel, often associated with this, the demarcation of a parcel with the boundary markers. No one other than a surveyor may carry out the demarcation between two parties. Valuation

As a sworn estimator, the surveyor is the ideal person for the valuation of real estate. In this position, the surveyor makes estimates for divisions (divorce, inheritance), mortgage loans, gifts, expropriations or the sale or purchase of a property.

Few would-be real estate buyers engage a surveyor for an expertise or estimate. However, this can save a lot of trouble or discussions afterwards. With an estimate you have a good idea of ​​the correct price of the good, with an expertise you know which technical defects there are and what legal or urban objections there may be.

Wall takeover

With a wall takeover, the surveyor measures the wall and calculates the correct value of the part to be taken over. He then draws up a document with the precise details of the communalization (price, materials, volume, approval,…) that legally proves the purchase of the wall community. After signing by those involved, the surveyor will have the deed registered.

Location description

In this case, the surveyor accurately and completely records the condition of a property. Materials and defects are carefully described herein. A detailed plate description is mandatory at the start of a lease, but can also be useful when building on an adjacent lot or when carrying out large-scale road works. In this way it can be irrefutably demonstrated afterwards that any damage to the home is the result of the works.

An inventory of the premises is also increasingly being drawn up after a compromise has been signed in order to avoid discussions about the deed: was the solar water heater or refrigerator included in the sale or not?

Certificates and subdivisions

Finally, the land surveyor can also assist you or even complete all formalities with a subdivision application or the application for an urban development certificate. This ranges from the measurement to the composition of the file.
